Key Responsibilities:
- Property Maintenance:
- Walk the property daily to maintain its appearance, ensuring there’s no litter, dog waste stations are clean, and dumpster areas are tidy.
- Common Area Inspection:
- Inspect all buildings daily, picking up trash and noting cleaning needs to ensure a pleasant environment for residents.
- Unit Preparation:
- Utilize the Make Ready Checklist for vacant units to ensure apartments meet Timberwood Commons standards before new residents move in.
- Snow and Ice Removal:
- Assist with the removal of snow and ice from sidewalks, walkways, steps, and driveways as needed to maintain safety.
- Inventory Management:
- Maintain a proper inventory of supplies and tools required for turning units, submitting reorder requests to the Maintenance Supervisor when stock is low.
- Work Orders:
- Perform non-complex electrical, plumbing, painting, carpentry, and miscellaneous work orders, completing all assigned tasks within 48 hours or less.
- Preventative Maintenance:
- Assist with preventative maintenance programs to minimize emergency repairs and service requests, ensuring a proactive approach to property management.
- Safety Compliance:
- Adhere to the company's safety programs and guidelines, contributing to a safe working environment.
- Additional Duties:
- Be prepared to take on additional responsibilities as assigned by the Community Manager or Maintenance Supervisor, with flexibility for changes in duties.
Qualifications:
- At least 1 year of maintenance or construction experience.
- Ability to learn and perform non-complex maintenance tasks such as painting, electrical work, carpentry, and plumbing.
- Valid driver's license required.
- Basic technology skills to use a computer for clocking in/out, performing web-based tasks, and completing online training as needed.
- High School Diploma or GED.
